Garage renovation

20 October 2016

I have a garage made up of concrete slabs and a sheet roof. (This was built by the previous owners in 2003, along with a conservatory, following planning permission.) I am now looking to alter it with brick walls and roof tiles to match our home. The footprint and roof shape would remain the same. I would also like to replace the poly-carbonate conservatory roof at the rear of the property with tiles. Would these jobs fall under permitted development or would I need full planning permission?

Because your garage required planning permission in the first place, its alteration would not be covered by permitted development rights. The alterations don’t sound at all contentious, but you’ll need planning permission for them. The conservatory roof is a similar scenario. Because it needed planning permission then its alteration would need permission too. Putting tiles on the roof to match the rest of the house doesn’t sound contentious planning-wise, but you might want to check the pitch is adequate for tiles.
