Rebuilding a Garage to House a Motorhome

We have a large garage & workshop 7.5m x 5m, part ridge roof, part flat which is in a state of disrepair and needs to be replaced. We want to accommodate our motorhome and can take the current floor level down (tanking needed) on the garage side to give space. We also want to make the garage longer (up to side wall), wider (to keep workshop) and higher to enable a hobby room over the whole thing. Final footprint would be 9m x 6m. What, if anything, might cause the most difficulty with PP?

    While garages are normally permitted development, the height limit of 4 metres for pitched roofs would mean this particular garage would need a planning application. It’s acceptability would depend very much on how its increased size would appear and whether how it would sit on the site. If the garage would be clearly visible from the street, its scale, design and materials would be expected to blend in with the street scene. The enlarged garage could have an impact upon neighbours, through blocking light or outlook, or might impact on trees, for example. You need to stand back and look objectively at the proposal to determine what, if anything, might prove contentious.
