When Mr and Mrs Andrew bought a farmhouse in a highly sought-after area just outside the picturesque town of Banchory, the couple of acres that came with the house offered the perfect opportunity for a self build project.

Contemporary vision

The couple were after a modern-style, energy-efficient four-bedroom property with a large open-plan kitchen-dining-living space and high spec finishes throughout.

Fiddes Architects came up with the design and local house specialists Cairnrowan Custom Homes delivered the build using a Scotframe closed panel timber kit.

“As we progressed with the designs we began to realise we wanted a house that would be energy efficient and have low running costs,” says Mr Andrew. “After visiting other Cairnrowan completed projects it was clear that they, using the Scotframe kit, would be able to deliver
the property we had in mind.”

Quick construction & low costs

The house came together on site from kit to completion in an impressive timescale of just seven weeks.

Scotframe’s Val-U-Therm PLUS panels were used to form the property – a closed panel timber frame solution where insulation is fitted in the factory to ensure precision application.

The kit itself offers impressive U-values (a measure of heat loss where lower numbers mean better performance) and green credentials, too, as the timber is sourced from sustainably managed forests and the insulation is fully recyclable.

A simple rectangular footprint helps to keep costs down, but interesting details have created something out of the ordinary with design panache.

The house features Nordan AluClad windows and doors, a modern slate wraparound cladding on the walls and roof, plus engineered oak and polished concrete flooring inside.

The Andrews were able to build a high quality, energy efficient family home for just £1,500 per m2. Local house prices are £2,200-£2,700 per m2, so self building has provided a home tailored to their living requirements for a very low cost.
