We’ve been advised by some fellow self-builders that, for planning purposes, we shouldn’t show the basement on the plans, and should deal with it at a later date with building control. Is this correct?
Actually, I think the advice you have been given regarding the basement is highly dubious – unless you were going to build the house, live in it for some time, then put in the basement.
Even then, the works would almost certainly be considered an ‘engineering operation’, and will therefore require planning permission.
If you want to fit the basement as part of your initial build, it must be included on your planning application.
