SIPs and Folding doors threshold

27 April 2017

I am self building an extension using SIPs with a an exterior cladding hence no outer brick/block skin. My problem arises when looking at the DPC which is under the soleplate finished floor level. The bifold doors would then sit on top of this and leave an upstand of 86mm. As it is an extension I cannot simply just move everything up 86mm on the inside as this would incur a step in side to the next room. The only other alternative is to drop the DPC by 100mm at the threshold. I’m sure this is a simple problem and has been solved before; but how?

You hint at the best course of action when you refer to lowering the DPC. To preserve the desired floor height you need to cut out the bottom rail and sole plate of the timber frame panel (and possibly some of the brick or block under this) to reach the level at which you’d like to sit the door threshold, then drop the DPC around this. It’s important that the membrane reaches up the sides of the aperture and overlaps the existing DPC so there is no break in the water proofing.
