I would like to use a project manager and take each section stage by stage. He has rejected one builder who may have been keen.
I am subject to a party wall – nearly resolved and the build is along an ally and a road. He tells me (although we have been told we can) NOT to remove the garage and get started. I want the build to begin. He now tells me that my budget (which the architect set) is the only thing that will prevent the build. I am concerned about my position as I have had interested ground work people who could at least clear away the garage.

I am afraid my advice is not to start the project in any real capacity until you are clear about your overall costs. Whilst the temptation to get going can be overpowering at times, without having confidence in your total aggregate costs, you cannot be sure that you can afford it. If you commit funds now and, for whatever reason have to sell the project on, you are unlikely to get back any physical ‘work in progress’ investment to date. If, however, you are just planning to just clear the site and smarten the area up, this may actually improve its presentation and possibly make it easier to sell, in the event that you had to. So, smarten and clear, yes, but don’t be tempted to start putting in any foundations for structural elements until you are absolutely clear that you are going to proceed with the project all the way through.
