Claiming VAT on self build from receipts

Hi,
I am building a new house to live in and I plan on renting out my old one.
I have put all the receipts through my books. I am in the building industry, so I am not VAT registered. However, can I claim this back VAT from the receipts where I was charged?

    If you build a house which is your own principal private residence (PPR) then you are able to claim back VAT correctly paid to suppliers and contractors in delivering that house.

    These receipts will be quite separate to your business activity which relates to works you deliver for customers of your business and thus relate to other properties and/or contracts.

    If you are in any doubt here you should talk to your Accountant.

    I’m in a similar position in that I have trade accounts that I’m using to buy materials (at a discount) to build a house for us to live in. If an invoice is in your business’s name, you’ll need proof that you’ve refunded the amount from your personal bank – for example, a bank statement.
