I have full planning permission on a plot adjacent to a Grade II listed cottage. I have a new design application submitted for a footprint 6 sqm larger and 600mm taller than the original design.
The building is over 10m from the boundary (adequate space for my current four bed house) with a further 4-5m to the cottage. At what distance from the cottage, does Heritage lose its power to influence the new design?

Your new house might have an affect on the setting of the listed building, and this is something planners will always look closely at when assessing applications close to listed buildings.
Impact on the setting of a listed building can be as significant a heritage factor as works to the building itself. There are no rules or specific guidance which defines how close you would have to be to be within or to affect the setting, as every case will be different.
A new building a hundred metres from a listed building could affect setting, if it interfered with important views of the building. In your case you are relatively close and it’s possible that an additional 600mm height on your new house could be harmful to the setting.
That said, 600mm is not a significant increase in height, and whilst impact on the setting will inevitably be considered, hopefully it will be found acceptable.
