Everything depends on where your land is. If it’s within a town or village where your council’s planning policies allow new house building, then, subject to a number of planning considerations, you should be able to build. However, you’ll need to have adequate and safe access, adequate amenity (garden) space for the new house, suitable drainage, and be able to build the house without compromising attractive or protected trees. The new house will have to fit into the prevailing pattern of housing in the vicinity and preserve the privacy and natural light available to other houses nearby. Finally, the design will have to be broadly compatible with the area. Swedish-style timber homes don’t fit in everywhere, and especially in conservation areas and places of special character, you might find you’re restricted in terms of the type of design that will be permitted.
