GET TWO FREE TICKETS HEREI would like to gain access from 2 neighbours over a 30 metre stretch of road which they own (approx 15 metres each). Right of way has been available to eight other houses on the road for 50+ years.
I would like access for a new development of maybe 3 properties on adjoining land, if possible. The road is unadopted and in a bad state of repair.
What is the best way to approach my neighbours? I know one quite well, but don't know the other.
Personally I think an honest, open and professional approach would be a good start.
Any more ideas please?

It sounds like a good opportunity for you and I agree that you need to engage with the other land owners. I assume that you own the land that you are looking to develop? In which case you are in a good starting position but don’t necessarily have all the cards to play this through yourself. Your site sounds as though without gaining consent from the other 2 neighbours that it is land-locked.
We often come across “ransom strips” where the land owner of the strip / access knows all-to-well that they have control over any development happening on an adjoining site. As ever, you will need to negotiate a deal with the other parties involved which is likely to be an upfront payment to gain another right of way to your site along with the right to lay new services through this road. I expect that there will be further monetary consideration to be put forward as well as bringing the road to a good order.
As you say be open, discuss with the parties your intent, what profit you are looking to make and what you intend to offer them that would make it worthwhile to grant you access to the site. Hopefully, with your honest and inclusive approach you can then reach a sensible win for everyone.
