In my 1900 Victorian semi house with basement which has been closed for some time. The bresumer beam has been badly affected from bay roof water ingress. It has dropped some plaster in the front ceiling area and has exposed lath and the beam area. Now some cracks appear on one side window lintel and bricks in the proximity of it. Can you explain this situation and what I should do to protect the beam until it is replaced. In addition, the lounge floor is a wooden floor and some front part of it has been affected with water as well as with dry and wet rot underneath in the basement area.
