We were tasked with delivering a complex 3-level dwelling on a sloping site in Cornwall, which required extensive groundworks to create a stable foundation system that integrated seamlessly into the natural landscape. The challenging site conditions presented an exciting opportunity to showcase our expertise in custom construction techniques and sustainable building practices.

To create a strong, level base for the structure, we employed Stepoc blocks to build an accurate terraced foundation system that was keyed into the existing landscape, ensuring stability and longevity. On top of this foundation, we constructed a timber-framed building using Structural Insulated Panels (SIPs) for the walls and roof, providing exceptional insulation and energy efficiency. The JJI floor joist system was used to enable easier integration of the MVHR (Mechanical Ventilation with Heat Recovery) system, as well as to reduce weight and improve overall structural efficiency.

Key features of this project included:

Steel Balcony and Overhang: Our in-house design team created a steel balcony and a steel-supported building overhang, both of which were integral to the design and aesthetic of the dwelling. These elements were carefully crafted to complement the timber frame structure while ensuring both durability and design integrity.
Lower Ground Floor: The lower ground floor was constructed using traditional methods, with an insulated cavity blockwork wall to provide excellent integration with the foundations and enhance resistance to ground water – a crucial consideration for this sloping site.
Timber Framing and SIPs: The ground and first floors were constructed using timber framing and SIPs, ensuring high energy efficiency, airtightness, and thermal performance, while also keeping the build lightweight and sustainable.

In addition to providing the structural shell elements of the building, our team also took on the responsibility of designing the MVHR system and supporting the building’s regulation submission. We worked closely with the architect and other site teams to create an enhanced set of drawings, ensuring that all elements of the build came together seamlessly across the multiple stages of construction.

This project demonstrates our ability to adapt to challenging site conditions and deliver a fully integrated, energy-efficient, and sustainable home.
