How easy would it be to change my planning permission?

1 September 2016

I’ve found a plot of land with a dilapidated brick cottage. It has planning permission for an oak frame and SIPs house but i would prefer to build a similar masonry cottage in place of the existing one. Would the planners allow that to go through easily? Or is it best to just stick with the plans in place?

Planners are less concerned with the method of construction than with the external appearance of the house. Assuming, as you say, the house you want to build is either similar to that permitted (albeit constructed differently) or to the one existing, then you shouldn’t have a problem with a new application. It would be worth speaking to the officer that dealt with the previous application first, though, just to make sure he or she agrees.
