I have just bought an Edwardian house and all the window frames are rotten. I’d really like to fit designs with timber frames, but have heard they need a lot of maintenance. Is this the case?

Timber window frames will require maintenance, but if you’re set on fitting them, you can extend their life by using a microporous stain or paint. Gloss paint cracks after a few years and any water that gets into the frame can’t dry out as the paint is waterproof. The result is rotten window frames. Microporous or linseed oil based finishes let the wood breath and prevent a build-up of moisture.
