rebuilding a shed

i have knocked down an old wooden shed next to my house and re built it with single block. i have built it on the existing concrete founation and kept the existing rear block wall. the dimensions are exactly the same as the original shed. it is 1.29 metres from my house. i have been told it is classed as a new build and has to be 2 metres from my house. please could you advise me. thankyou.

Answers

There’s no automatic right in planning to rebuild something you’ve knocked down. A shed to the side of the house might be permitted development, depending on size, provided the property isn’t in a conservation area, AONB or National Park. If it’s not permitted development, then planning permission would be needed. I recommend seeking the advice of your local planning department.

I’m not sure why this might be. Distance from the house is not a Building Regulations issue. If the shed is made of non-combustible material and 30m2 or less, it’s exempt from Building Regs. If it’s combustible (ie wood) then the figure drops to 15m2. As ever, if you are concerned, e-mail your local building control. They will be happy to advise.
