Should I be wary of naming myself the contracts manager?

I have decided to award the project management role to my builder, up to watertight stage. He is used to doing this (and providing me some PM services for the remaining stages), but has presented me with a standard JCT contract that includes the role of a Contracts Manager. As there is no intention to hire a separate Contracts Manager, the role, which seems to be to mediate and judge whether work is fit for payment, will fall to me. I’d rather it fell to me than the builder, and he is comfortable with the protection afforded by the industry (legal/ombudsman authorities), but does this arrangement add significant risk that I should be wary of?

I don’t think there is any problem with you being the Contracts Manager – as the client contracting for the work, it would fall to you anyway. If you and the builder have a decent working relationship, you’ll be talking about the quality required and as long as that is understood, there shouldn’t be an issue. If you suspect things are not as they should be in terms of quality, speak earlier rather than later so problems can be rectified before they get expensive.
