CIL tax exemption on renovations

Hi Build It team, i had always read that the CIL applied to extensions over 100sqm. I am in the process of planning an extension/renovation in excess of the 100sqm and bracing myself for what i see as a totally unfair tax charge. However, i have seen on the government website that there may be an exemption for residential extensions which i can claim, albeit there seem to be enough complications and caveats to mean i am not 100% sure that this exemption will work completely. The council planning site mentions the possibility of exemptions but then gives no absolutes.

Are you able to confirm if there is in fact a exemption to CIL for residential extensions and that this is not an exemption which individual councils have ultimate final say over? much appreciated.

    Hi Martin. There’s an exemption from CIL for residential extensions. It’s a national exemption, not something that is applied locally. The house must be your principle residence, and the extension must just enlarge the house, rather than create a new house. When you submit your planning application, you’ll need to submit Form 1, CIL Additional Information, and Form 9, Residential Extension Exemption Claim Form. These forms can be downloaded from the national Planning Portal. I hope this helps!
