Starting my Demolish and Rebuild

Dear All,

I have a house and land that would be suitable as a potential demolish and rebuild site. The current property is a 4 bed detached and there would be room for 2 semis or possibly a row of 3.
It is in a residential sought-after quiet road and I foresee no problem with planning permission as this has already been done many times in this road. The site is sloping and current house is built into the hill. The site would allow for superb countryside views and unique properties.

I live abroad and have no wish to be involved with planning permission etc etc. I’m looking for advice as to how to get started and possible pitfalls. I don’t wish to use an estate agent at present to save on costs but will go down this route if necessary.

    Your site sounds quite charming and the notion of demolishing one unit for the subsequent provision of two or three replacements is, indeed, quite common.

    You indicate no real concern about planning but the mix between planning consent and value is actually pivotal to your decision making.

    You are looking for advice on how to get started and possible pitfalls, you are not interested in being involved with the planning stages or project management and you live abroad.

    Someone is therefore going to have to undertake the following:

    1. To determine from local agents what kind of demand there is for either terraced or semi-detached dwellings in this particular neighbourhood.
    2. To undertake a pre-application exercise with the local authority to determine their appetite for replacing your current single dwelling with two or three replacements.
    3. To make assumptions about the probable gross development value of the density of this development (based upon the outcome of agent and planning discussions).
    4. To define the costs of procurement including demolition, construction and professional costs.

    Armed with the above, you should be able to make a value decision as to whether or not this is a sensible way to proceed.
