Mortgage for Timber frame Self-Build? – advice please

We have received planning permission for a barn conversion, which was going to be timber frame and cladding.
However, we have met a hurdle in funding this self-build due to using all timber.
The majority of lenders we’ve approached seem to only accept a maximum of 40% timber and need the main external material to be brick, stone, or render.
Therefore we are thinking of building using render on the exterior of the timber frame structure. Then to use timber cladding as an ‘aesthetic’ layer on top. In the hope this will satisfy criteria for funding to build, as well as meeting planning conditions.

Can anyone advise on whether there are any foreseeable problems with this?
Or any other suggestions on how we can work around it?
Ideally we would like to avoid a scenario of returning to the planning committee.
