Hi,
I hope you can help. What would you suggest would be the most cost effective way to take a site from outline planning to full planning if we were looking at building 1 property but have 5 different house designs to choose from?

  1. Mike Dade says:

You’ll need to narrow down your 5 options if you can, based on your personal preferences tempered by likely build costs. From there, pre-application advice from the council is likely to be the most cost-effective way forward, to determine which of your options they’re likely to approve. If you can get a pre-application meeting, then you could put forward your number one preference first, then work down through the list if they’re not happy. If pre-application advice is not available, or prohibitively expensive (as is occasionally the case) make an application for reserved matters based on your preferred option.
