Where should we start when looking for the right structural warranty?

I was wondering if you could help, we are planning on starting our new build project, but we need a surveyor/ structural warranty. Is this something you can advise on?

    Thank you for your question.

    A structural warranty is an insurance product that provides 10 years of cover against latent (or hidden) defects in design, workmanship, or materials should they subsequently cause major damage or defective weatherproofing, post completion. This type of warranty is particularly valuable for new-build properties and large-scale renovations. Cover normally extends to include non-compliance with building regulations, which will help manage your exposure under the Defective Premises Act, offering an additional layer of protection.

    In order to provide the cover, the warranty provider will need to check the design and inspect the works during the construction process. This is carried out by their technical auditor, and their fees will form a part of the structural warranty quotation. These inspections are essential to ensure the quality and compliance of the build.

    Additionally to providing very important cover, the structural warranty is also a key qualifying criterion for Community Infrastructure Levy (CIL) exemption. A structural warranty should not be confused with a professional consultant’s certificate, which unfortunately does not afford the same level of protection, nor does it offer the same peace of mind to lenders or buyers.
