What should I include when submitting plans for PD extensions?

Hi

If I submit a plan to the local planning dept. for PD extensions, do I need to also include with it a proposal for all future PD developments which we may wish to add later ,e.g. pool area, or can we apply later separately, assuming PD is still in existence.

To confirm, my reason for submitting to planning is purely for the benefit of a certificate of lawfulness.

Thanks

Getting a certificate of lawfulness to get the council to confirm it agrees your projects are indeed permitted development (PD) is always a sound strategy. Bear I mind though that a certificate of lawfulness refers to the status of the project at the time of the certificate is issued. If, say, your pool area is planned for five years time, there’s no guarantee it would still be PD then, no matter that you get a certificate of lawfulness for it now. One way around this is to include it in the certificate application and then, once granted, start the works. Permitted development is in legal terms, a blanket planning permission, so if you implement (start) your permitted scheme now, that will keep it alive indefinitely, as it would for a ‘normal’ planning permission.
