Are build contracts usually ‘subject to increased costs’?

We have received a quote to build our house, but the price is ‘subject to increased costs that may arise in the contract period.’ The construction periodis nine months and we are concerned that we may be charged extra on top of the quote. Is this a normal arrangement in the industry?

No, it is not, and you should avoid becoming involved in this type of contract. Although it was quite common practice when inflation was in double figures, it is possible these days to predict fairly accurately what future increases in labour and materials will be, and contractors should allow for this in their bids. Another reason why the system of increased costs was dropped was the cost of the extra administration involved in assessing the costs.
