Permitted Development for Side Extensions with Stepped Walls

Good morning,

My enquiry is about a stepped sided semi-detached house and my rights to build on those stepped sides. My house is 11.8m wide and so I’m allowed a side extension width of 5.92m (no more than half width of original house rule).

Am I allowed to put a side extension of 5.92m (no more than 3m back on any side and rear walls) on each of the stepped side walls?

Or am I only allowed to do it once, to one side wall?

    Permitted development rights to build side and rear extensions sound simple enough, but in practice can be quite complex. Your best bet is to look up the document ‘Permitted development rights for householders – Technical Guidance’, published by the Department for Communities and Local Government. This is much more detailed than information on the planning portal and includes a number of drawings showing different scenarios where extensions are or aren’t allowed. The guide is particularly helpful where you have both side and rear extensions together and where the side wall is stepped, as in your case. It doesn’t answer your question about whether you can build on both sides, but the answer is yes.
