Problem with leak in my extension

I had a conservatory and a flat roof extension removed from the back of our house and replaced it with a beautiful long extension with a pitched roof.

Since then we have started to experience water stains on the plasterboard ceiling. We noticed that the builder did not change the bedroom window above, so the roof literally runs straight off the window sill. I have also had a builder come out and tell me the roof tiles are too big for the pitch roof.

Unfortunately, I don’t have a completion certificate or any drawings of the extension. The independent building control company who signed it off came to check the works and told me that the extension hasn’t been tied to the house. I asked what will happen, as they approved the works, but am still waiting to hear back from them. We do not want to pursue the original builder as he is an aggressive person. What advice do you have?

If it’s not tied into the existing structure I’d say that was a serious omission, even more so if the Approved Inspector missed it. I suspect the reason they are not getting back to you is because you could well have a claim against them for negligence. Keep pursuing them.

As well as continuing to chase up the independent building control company, your first priority has to be the leak. If left unchecked for even a small amount of time leaks can cause significant water damage to a home. After you have your leak under control you are entitled to take legal action against the company. And no company wants to endure a legal battle, so mentioning legal action in your correspondence with the company might help to encourage them to communicate with you and complete their job.
