We have split our detached property into 2 semi-detached houses. We had our mortgage companies consent via unilateral undertaking signed as part of the planning process.
We now want to split the deeds as we want to live in one of the semis and rent the other one
We tried to split deeds via Land Registry, but hit a brick wall. We have approached solicitors and everyone says it can’t be done (unless we sell one of the properties).
We don’t plan to sell for sometime, but need to re-mortgage our home to a buy to let. However, as the deeds do truly reflect what actually exist we are stuck.
Any help would be really appreciated

We’ve had a similar question on how to split title deeds to self build a few months ago. You can find Build It mortgages expert Rachel Pyne’s answer by following the link, which could be of help.
In this instance Rachel’s advice is that if your solicitor has said it’s not possible, you should seek further legal guidance from another solicitor. Perhaps approaching a solicitor specialising in land would be appropriate for your case.
