Planning Application for Extension

Apologies for my question that may be very simple to all of you but I'm really struggling trying to figure it out. I'm about to put in an application for an extension to my property and I believe that I can go up to 6 m using a prior notification application. I don't really need the 6m as that's too big but I would like the inside of the extension to be 4m minimum. My question then is do I apply for the extension to be 4 metres or do I apply for the extension to be 4m plus the wall size? 4.5m (not knowing how thick a standard wall should be)? Thanks

  1. Mike Dade says:

So-called larger rear extensions of up to 6 metres if a semi-detached house, and 8 metres if detached, are allowed as permitted development. There is a ‘prior notification’ procedure to go through. Because your extension would extend beyond the 4 metres allowed which isn’t subject to the prior notification procedure, you would need to apply. 4.4 metres should allow for different wall construction techniques. Make sure you tick all the other permitted development boxes as well. If in doubt, the government publication ‘Permitted development rights for householders – Technical Guidance’, is pretty good and can be downloaded free from the Ministry of Housing, Communities and Local Government website.
