Most house-building project costs break down as 45 per cent materials, 40 per cent labour and 15 per cent overheads, which includes profit for the builder. In your early budgeting, you should be aware that the square metre price the builder has mentioned will only refer to the cost of the house itself and will exclude drains, fences, paths and similar work. Depending upon the size of the plot, you should allow between £10,000 and £15,000 for this work.
