Can I self build for £110,000?

We have a plot of land to build on. We have a starting budget of 110k before looking for a mortgage, and will need a concrete raft foundation. Could we realistically build a house of say 150 square feet to wind and water tight? Any help appreciated!

I’m not too sure about the size of house you’re looking at – 150 square feet is more like a big outbuilding than a liveable home! Did you mean 1,500 square feet or 150 square metres?

Either way, with £110,000 in your pocket you’ve got a good chance of reaching weathertight stage on a ‘standard spec’ build with no other complications. This would mean getting the foundation in place and the main superstructure completed (so the roof is on, the windows and doors fitted and usually some of the first fix work done).

The concrete raft will of course add to your costs – but as a rule (and without knowing anything about your site conditions) it’s not likely to add more than about 50% over the cost of traditional strip or trenchfill foundations.

On most full self build projects (taken to completion), £110k would be a tight budget – you’d probably be looking at doing a significant amount of the work yourself in order to stay on track.
