We will then extend to add a first floor level.
As we will be completely replacing existing structure (albeit in a staged process mixed with new structures), would this qualify as new build zero-rated for VAT?

Thanks so much for getting in touch with your question. If you’re demolishing the current property and your planning states that it’s a new build then you can certainly claim back the VAT charged on your invoices using the HMRC Self build Reclaim Scheme. Just remember that you can only claim once at the end of the build.
