Our clients had purchased their home with the aim of restoring it and remodelling it to better suit their needs.

The building had not been touched for almost forty years and so our clients worked up plans to carry out a full renovation while at the same time re-configuring the rooms to create a feeling of space and light into the rooms.

The 6-bedroom house was completely gutted and then re-wired, re-roofed, had new plumbing as well as new flooring, kitchen, and bathrooms installed. Period features such as a beautiful stained-glass window, wrought iron radiators and internal window shutters were restored.

Modern heating additions included a new energy efficient gas boiler, underfloor heating in parts of the house as well as wood burning stoves and solar water heating.

CLPM got involved once planning permission was granted. Projects of this nature often overspend, so our clients were naturally keen to ensure they had close control of their budget from the onset.

They also wanted an independent expert to advise them and to check the building works and keep the project on track.

We started by drawing up a cost estimate from their plans. This is an important first step, as it helps you to set a realistic construction budget from which you can determine how much you have left to spend on big-ticket items such as the kitchen and bathrooms.

It also gives you a benchmark for the next step – getting builder quotations.

We then carried out a tender for them and helped them to select and appoint their build team before supporting them onsite by acting as their Contract Administrator.
