How much will it cost to demolish a bungalow?

I’m looking into buying a plot with detailed planning permission that includes knocking down a dilapidated dormer bungalow. This will make way for a two-storey home in its place. How much should I budget for demolition?

It’s very difficult to price up a demolition without knowing the full details. The final cost will depend on factors such as location, access and whether asbestos exists. There’s also the question of whether any valuable materials need to be sorted and removed for re-use or selling on – roof tiles, bricks in lime mortar, copper and lead are among the materials that might fall into this category.
Other factors that could influence the cost are whether foundations need to be grubbed out, whether the property has a solid or suspended ground floor, the size of the bungalow and whether it’s sitting on a flat or sloping site.
I would suggest an initial budget of anything from £1,000 to £10,000, depending on the answers to the above. The main thing is to ensure you obtain quotations for the works from at least three companies to ensure you’re getting a fair price.
