Public Liability Insurance for Rebuild Project

I've recently purchased a bungalow which I'm planning to demolish and then rebuild.

My architect has strongly suggested getting Public Liability Insurance to cover the time until it's demolished, but I haven't been able to find anyone willing to insure me.

One broker mentioned "uninhabited house" cover as a potential way to go, but they weren't prepared to do this and neither has anyone else that I've contacted.

My current lived-in house insurers weren't willing and the BIBA haven't been able to help either. Any ideas ?

    It is certainly good advice to insure have your site insured for public liability insurance pre building as, as the owners of the site you are responsible. However public liability only, or uninhabited household insurance is difficult to get. Public liability insurance is further complicated when there is an existing property on site that is waiting to be demolished. I would advise that you speak with an expert broker in this field who can take full details and put a proposal to insurance companies to see if anyone is willing to insure the site for Public liability pre you starting on site. Details of the current condition of the structure, demolishen works and your building plans will be required.
