What council tax band will my self build be in?

Hi there, I’m planning to build a home, I would like to get an idea of how much council tax I will eventually have to pay once it is completed. I can’t seem to find much information on the web about how council tax bands are decided on new builds. Do I take it into consideration when planning and designing my home, eg, how many rooms? Is the size of the plot / land attached a factor?

Council tax bands are calculated using the value of the property that you live (will live in) at a certain point in time. Properties in England and Scotland use the value of the property as at April 1991, in Wales properties were re-valued in April 2003. For new builds the council will calculate what the value would have been at that particular point in time.

The council tax is then split into 8 bands (9 in Wales) and a different amount is payable depending on what Band you are in. Each council will have their own pricing structure so should contact your council to get the amount for your Band confirmed.

The bandings are as follows:

England

Band A up to £40,000; Band B more than £40,000 and up to £52,000; Band C more than £52,000 and up to £68,000; Band D more than £68,000 and up to £88,000; Band E more than £88,000 and up to £120,000; Band F more than £120,000 and up to £160,000; Band G more than £160,000 and up to £320,000; Band H more than £320,000.

Scotland

Band A up to £27,000; Band B more than £27,000 and up to £35,000; Band C more than £35,000 and up to £45,000; Band D more than £45,000 and up to £58,000; Band E more than £58,000 and up to £80,000; Band F more than £80,000 and up to £106,000; Band G more than £106,000 and up to £212,000; Band H more than £212,000.

Wales

Band A up to £44,000; Band B more than £44,000 and up to £65,000; Band C more than £65,000 and up to £91,000; Band D more than £91,000 and up to £123,000; Band E more than £123,000 and up to £162,000; Band F more than £162,000 and up to £223,000; Band G more than £223,000 and up to £324,000; Band H more than £324,000 and up to £424,000; Band I more than £424,000.
