What’s the best way to go about making changes to planning permission?

Hello,

As an avid reader of Build It magazine for many years, I would greatly appreciate some planning advice.

I have a site in Sheffield with planning permission 22/00455/FUL and 22/03778/FUL for four self build plots, accessed via a private driveway.

With the current state of the housing market and economic uncertainty, in order to adapt to the current market conditions it is considered these large detached houses are too big and the plots would be more saleable if they had planning permission for smaller houses.

The four houses currently approved are 7,750 sqft including basements, 5,620 sqft above ground with double garages. I would like to reduce them in size to circa 3,100 sqft with single garages on the second, third and fourth plots, maintaining the current height to enable four or five houses without basements rather than the current three houses with basements. The front elevations would be the same design, but much narrower - around 9-10 metres wide rather than 16.7 metres wide.

The first plot has been sold and is currently under construction as approved. The plot purchaser has completed the CIL exemption forms for this house.

What is the easiest and quickest way to move forward in planning terms to go from the three large detached houses as per planning permissiosn 22/00455/FUL and 22/03778/FUL to four or five smaller detached houses on the second, third and fourth plots?
