Do I have space for a 2 bedroom dormer bungalow?

I am looking to see whether it is viable to build a 2 bedroom dormer bungalow on a plot in my Dad’s garden in Cornwall. Alongside my dad’s home there is a neighbouring bungalow, but neither property have windows overlooking the plot. I was just wondering what restrictions and regulations apply here, and whether I can potentially build on the plot.

    Much depends here on context. If other properties are built closer together, and if there’s a mix of houses nearby, including small chalets, then your proposal would not be out of character.

    It’s certainly a little tight, but not necessarily too tight.

    The lack of overlooking etc is a help. Planning policies aim to facilitate higher densities and making the best use of available land, so are on your side.

    It’s impossible, though, to predict what the council would make of the idea and your best bet would be to draw up some sketch plans and seek pre-application advice from the council, or, take advice from a local architect familiar with single plots in your area.
