Do you need approval for the building materials you are going to use to build a new house eg bricks roof tiles

    External materials form part of any application for a new dwelling. If you specify in detail the nature of the materials you want to use, either on your plans or in an accompanying statement, the council might accept that and grant approval on that basis. More often than not, though, they impose a condition on the grant of permission, requiring either a specification or actual samples to be approved, before the works commence of before they get above slab level.

    How suitability is judged varies a good deal and is an inevitably somewhat subjective process. In some cases adherence to the local vernacular is important, in others, matching or blending in with neighbours might be relevant. In more isolated locations, or where there’s a broad mix of materials used in the area, planners’ shouldn’t be too prescriptive.
