Hi,
We’re interested in a build site which can only be accessed via a 7 tonne weight limit bridge. The bridge is wide enough for big vehicles, it just has a weight limit. Is this a limitation that would stop experienced house builders from considering this plot?
Other than the inconvenience of using smaller vehicles, are there other factors we need to be thinking out?
It shouldn’t stop you building, but it will add cost. You will have to advise suppliers of the weight limit and this may mean several loads on smaller vehicles, or offloading and ferrying materials across the bridge – all of which will add time and labour (and therefore expense).
Consider using a lightweight building system, such as timber frame and, if a pump won’t reach, consider mixing concrete on site. It will certainly be a hassle but if larger materials such as roof trusses can get over the bridge, it’s not impossible.

Thanks very much for your advice. Good to know it’s possible.
