Verdict of size of house

We have got a free site and got plans drawn up the house is coming in at 2750sqft. Is that a decent spacious house do you all think? We have a height restriction of 6.5 ridge height so it’s not a full two storey.

The site is on a slight slope and narrowing site therefore is narrow at front and longer at back. It’s coming in at about 13.5 metres along the front is this going to look really small??? We have no idea of all these figures and the rooms appear to be all good sizes apart from the main bathroom perhaps as its only 1.8metres wide but is 4.7 long so hopefully we should get a toilet, sink, bath and shower/wet room in. Any advice/opinions on this info.

Hi. I think you’ve given yourself a very generous size house there. I believe the average size of a new build is about half of what you’re planning so you should be fine. We built last year 302 square metres floor space so just a bit bigger than you and we have bags of room. Look at local new build housing estates and house floor plans and go and see the houses to get a feel for how they are size wise. Also remember that it’s going to cost you roughly £1,000 per square metre to build your house so you’re looking at around £280k on the plans you’ve had drawn up. A very rough rule of thumb and we thought we could do it for less but it ended up being pretty much spot on. Hope that helps. All the best.

yeah at 255 Sq Metres roughly that’s a good sized house. 13M shouldn’t look small unless your site is massive?

Whether it feels like a spacious house or not might depend on the architect. e.g. if you have a lot of smaller rooms or more open plan design.

the best way to compare i would say is go to some major house builders websites or showhomes and get the size of them in sq ft/sq metres then compare it to your own.
