Can I rebuild a wooden log cabin in brick without planning permission?

I’m thinking of purchasing a log cabin but I am concerned about its resale value as wooden buildings are difficult to raise a mortgage against. Can I rebuild the log cabin in bricks and mortar at a later date if I decide to sell without planning permission? I know you need planning permission for demolition but is there any way around this, such as ‘home improvement’ improving the quality of materials used? Any advice would be greatly appreciated.

Answers

Rebuilding a log cabin as a brick structure would require planning permission. Provided the log cabin has planning permission, then a brick structure may be equally acceptable, depending on scale and design. As a general rule, demolition and replacement is acceptable in principle. Beware though, if the log cabin is one that fits within the definition of a mobile home. Replacement of a mobile structure with a permanent one can prove contentious.
