This contemporary self-build in Hermitage, Berkshire, showcases how thoughtful design and high-performance timber frame construction can deliver a beautiful, energy-efficient family home. Completed by Vision Development, the project combines striking modern aesthetics with exceptional build quality and thermal performance.
The house was delivered using a precision-engineered timber frame system, offering the speed and accuracy that off-site manufacture brings to self-build projects. This approach allowed the frame to be erected quickly and with minimal delays, enabling follow-on trades to progress sooner compared to traditional masonry construction. Timber framing not only accelerates the build programme but also provides a solid, quality-controlled structure that meets modern building standards.
Visually, the home pairs clean white render with dark soffits, fascias, and roof finishes, while contrasting windows and doors add definition and a timeless contemporary feel. Vision Development supplied and installed high-performance alu-clad windows and doors as part of the package, contributing to a consistent and efficient building envelope. First and second-fix materials were also provided to streamline the build process and help maintain high standards throughout.
Although not formally Passive House certified, this project achieves “almost Passive House” performance through excellent thermal insulation and airtightness — resulting in a comfortable, quiet, and cost-effective home to run. This level of energy efficiency demonstrates what is possible on a self-build when fabric performance is prioritised and modern timber frame systems are used effectively.
For self-builders seeking a home that balances design, performance, and build efficiency, this timber frame project offers a compelling example of near-Passive House performance realised with careful planning and skilled execution.
