Structuring a Complex Build Before Construction Begins
This contemporary new-build home replaces a bungalow on a constrained site near Wandsworth Common. The client assembled a professional team early, allowing an architecturally ambitious, energy-efficient home to be structured for delivery before the main construction contract was placed.
From the outset, I prepared a master project programme, bringing design, procurement, compliance and construction into one coordinated sequence. This integrated approach gives clients confidence that the project will proceed smoothly and predictably.
The project also demonstrates how procurement can be structured before a main contractor is appointed. Specialist asbestos removal, basement and piling contractors were introduced and procured as planned packages, alongside development of the professional and specialist design team. This allowed critical early works to progress while maintaining clear responsibility and cost control.
On a tight residential site, logistics became part of the design and programme. The timber-frame supplier was introduced early, with site logistics, deliveries, road closures and lifting requirements coordinated around the construction sequence.
Compliance is managed with the same discipline throughout: from crossover licences, utilities and Building Control inspections through to airtightness testing, structural warranty, commissioning and the information ultimately required for handover and the O&M record, ensuring quality standards are maintained at every step.
