Does the Build It Estimating Service take into account the total area of my barn coversion?

I have a small barn to convert and want to have a two-bed house once finished. Currently it is 12.8 x 7.5m and I do not currently have plans drawn up.

When using the build cost figures you estimate, are you taking the square footage of just the ground floor, or the total area including the first floor for final costs? I thought I needed to take both floors into consideration. A builder has told me this is not the case.

    Hi Tessa,

    In terms of costs per m2 for your project, you have to work out the total area of accommodation you’re converting.

    That means adding both floors together, eg ground floor area plus first floor area, which will give you the total m2 of the project.
