Most bespoke, high-end home designs are accompanied by a hefty price tag. But Cube Haus, a new property start-up, is seeking to offer an alternative for self-builders.

The project, dreamed up by a pair of London entrepreneurs, has commissioned renowned architects to design a range of prefab homes to fit small or awkward-sized urban sites.

Founders Paul Tully and Philip Bueno del Mesquita have enlisted award-winning architectural practices including Adjaye Associates, Carl Turner Architects and Skene Catling de la Peña (winner of the RIBA 2015 House of the Year award for the Flint House).

With four designs to choose from, the houses will be available as an ‘off-the-peg’ solution for self-builders, or alternatively commissioned and constructed by Cube Haus on sites acquired by the company.

How much will a prefab home cost?

Self-builders can expect to pay £450 per square foot for these bespoke prefab designs. This covers the substructure, as well as the installation of the superstructure. Costs are inclusive of on-site project management services, which will be undertaken by Cube Haus.

Due to their modular construction, the schemes will create minimal waste and accommodate flexible designs that can adapt to a range of plot sizes and specifications, including infill sites. Offsite production also means that self-builders can expect a rapid build solution.

Structural elements will be made in factories around the UK, with frames consisting of cross-laminated timber and clad in sustainable materials. To order an ‘off-the-peg’ design, get in touch via the company’s website.

The varied design options on offer range from an agricultural-style home with recessed courtyard by Faye Toogood, to a timber-clad modernist box from David Adjaye.

Commenting on their new venture, Tully and Bueno del Mesquita said: “Our background is in running unorthodox, creative companies, but we have always loved great architecture. We looked around and realised that there was an opportunity for an ethical developer model that would break new ground by marrying some of the awkward urban spaces we often come across unexpectedly in the city with great looking sustainable homes.”
