Does my timber frame home need an architect?
I’ve just purchased a plot of land with detailed planning permission for a 4-bedroom house which is almost perfect in relation to what we’d like to build, but we’d like to rework the design a little and make a new application for planning. Do I need an architect? Another couple in the same village who have built their own home said they used a manufacturing company to design their home. Who should I speak to first an architect or a build system provider?

You mention that you already have detailed planning permission in place, so the first question is how far you want to change the design. Minor internal changes or modest external tweaks can be handled very efficiently by a build system provider or manufacturer with an in-house design team.
